Burbank is the entertainment and media capital of the world. Situated in the southeast corner of the San Fernando Valley, 12 miles north of Los Angeles, Burbank is home to hundreds of television and radio stations. It is the home of entertainment conglomerates such as Disney and Warner Brothers and numerous other film, recording and production companies. Accessible from 4 major freeways, Burbank is home of Bob Hope Airport which serves 5 million travelers per year with over 70 flights per day linking Burbank to the world. Incorporated in 1911, Burbank offers business competitive local taxes and license fees. Additionally, Burbank runs it’s own utility company which keeps electrical and water rates lower than in surrounding communities. Burbank’s public and private schools are among the strongest in southern California and Providence St. Joseph’s Hospital is one of the world’s leading medical facilities.
The base inventory for the office market lays way to more than 10.0 million square feet of space. Vacancy levels in the market remain low as the market continues to expand in 2005 with strong net absorption growth. The industrial inventory consists of more than 13 million square feet with vacancy levels remaining well below 4% on average and available space remains very scarce.
Future expansion includes 1.8 million square feet by Disney, 1.9 million square feet by NBC and 3.3 million square feet by Warner Brothers.
